Deciding
when to sell
Timing is crucial when it comes to selling a home. Waiting just one month to list your home might result in tens of thousands of dollars extra.
When properties are listed in April, May, or June, they spend the fewest days on the market. Homes listed in each of these months stayed on the market for an average of 28 days. Keep in mind that the number of days on the market does not include the time it takes to close.
Once you accept an offer, you should expect to wait another 30-40 days to close. If you want to obtain the most money for your home, traditionally March and April are the best months - but that can depend on the year and what is happening with the economy.

your home
Preparing your home to make it market ready may seem like an impossible feat, but The Kelly Group will help walk you through the entire process with ease.
Starting with an 'agent walkthrough,' your home is inspected to see if any necessary improvements are required.
From there, we will arrange a presale inspection with a qualified inspector.
If applicable, recommendations for contractors and other vendors to do any necessary improvements will be provided
And finally, we assure there are no liens against the home by doing a title search.

- Remove clutter and organize
- Clean and make repairs
- Home staging
- A home protection plan
- Listing documents and disclosures
- A Transaction Manager account to manage documents, deadlines and tasks

- Evaluate offers and negotiate best price and terms - the first offer may not be the best, so after waiting a set period of time, we evaluate the offers with you to determine the best course of action.
- Enter documents into Transaction Manager
- Facilitate inspections
- Coordinate closing date, time, location and contacts
- Monitor buyer financing and home appraisal

- Review closing statement

- Provide copies of all closing documents and enter into Transaction Manager
